Construction Manager

Outcome Construction Services aka “Outcome” is hiring a Construction Manager for our Construction Services Team.  Outcome is a wholly owned subsidiary of Henderson Engineers, Inc. that delivers Engineer-Led Design-Build construction management solutions, comprehensive commissioning services, and performance testing services. We provide field services solutions compatible with building operations, and tailored to individual client goals. Outcome serves as a single-source of responsibility for the performance of your building systems from conception through facility operation training.

Founded in 1970, Henderson Engineers, Inc. offers mechanical, electrical and plumbing design services on a regional and national basis. Headquartered in Lenexa, KS, HEI is licensed in all 50 states with national offices in Houston, Dallas, Phoenix, Tampa, Las Vegas, Los Angeles, New York, Philadelphia, Bentonville, AR and Manhattan, KS.

Purpose:  Assist in the acquisition and development of construction projects. Assist during the design phase of landed projects. Manage projects from the Pre-Construction phase through close out and the Warranty Phase:

Within the limits of specified company policy, utilize the company’s resources to effectively and efficiently seek out and secure profitable business opportunities, ensure/deliver timely and accurate estimates and facilitate/deliver quality installation that will foster strong revenue growth and positively impact the company financial statement.

Develop relationships:

  • Establish excellent working relationships with HEI colleges to establish OCS as the “go-to” for all things related to building life
  • Establish excellent working relationships with OCS employees, foster a positive and helpful working atmosphere
  • Establish excellent working relationship and rapport with customers to ensure 100% satisfaction and repeat business opportunities
  • Create an atmosphere where self-worth, confidence, accountability and responsibility is paramount
  • Treat employees with respect; be instrumental in conflict resolution

Marketing/Sales:

  • Assist the Director of Business Development by generating project leads and attending customer meetings and presentations
  • Ensure that existing customers take away a positive experience having completed work using OCS services

Project acquisition, pre-construction services & estimation support:

  • Maintain positive relationship with in-house technical staff to facilitate support during pre and post contract activities
  • Review current and future list of proposed estimates to ensure that they meet the company’s go/no-go criteria
  • Establish bid strategies that will enhance the company’s success

Construction Management: 

  • Fully understand and execute company policy and process
  • Serve as owner's representative and understand the owner's goals for the project
  • Provide single point of contact throughout project life-cycle
  • Join and assist site assessment teams, gather information and make recommendations during the Assessment process (Master Plans, Energy Audits, Retrofit Assessments, etc.)
  • Assist in plan review during the design process to ensure good engineering practice, constructability, site logistics, serviceability, schedule and cost effective installation
  • Assist in the evaluation of equipment and subcontractor proposals, verify scope of work, review and finalize equipment pre-purchase bid package
  • Manage OCS projects from Preconstruction through Warranty through the use of all pertinent company processes, procedures and associated forms
  • Bid document addenda
  • Pre-bid agenda and meetings
  • Pre-construction agenda and meetings
  • Permitting proceedings
  • Construction schedules
  • Requests for information
  • Change orders (review and negotiate)
  • Project close out documentation, O&M manuals, As-builts and punch list
  • Ensure that OCS projects meet their financial and physical goals
  • Initiate process in which project performance is analyzed on a regular basis
  • Ensure that vendors and/or subcontractors have delivered according to PO or subcontract prior to payment
  • Ensure positive cash flow on all projects, be sure that project billings are commensurate with the completion percentage of the project and that receivables are collected in a timely fashion
  • Ensure that our subcontractors are representing OCS in a manner that is consistent with OCS’ core values, ensure that all applicable safety standards are adhered to at all times
  • Ensure that receivables are collected in a timely fashion
  • Continuously evaluate procedures and processes and make improvements when necessary
  • Ensure that quality photos are taken of project progress and at completion for documentation and marketing purposes
  • Assist in the development of  project narratives and case studies for marketing purposes

Safety:

  • Follow all company safety policy
  • Enforce company safety policy
  • Ensure that company rating metrics are well within industry standard
  • Keep pace with new regulations (industry and/or governing authority)

General:

  • Provide strong leadership and supervision
  • Forecast and meet revenue targets, gross margin target and operating budgets
  • Put customer service at the  forefront of the business
  • Monitor, measure and modify process and metrics to effectively and efficiently meet customer needs
  • Establish and provide daily, weekly, monthly and quarterly reports that will keep the Director apprised of all operational  aspects of the projects
